Presidential Notes

The year 2008 is expected to be very exciting for all property owners and visitors to Summit Village at Shanty Creek Resorts.

The Lakeview Hotel has undergone an 11 million dollar renovation. The lobby area, including the dining room, is complete and is beautiful. The new menus are great, prices reasonable and the best part is that the meals and service are the best that I have ever seen. A large section of the rooms have completed renovation and the remaining rooms are being completed now. The conference area is also under renovation with completion due to be finished in May.

The property owners weekend will be May 3 and 4. The announcement is printed on the attached insert. I hope that we will have a good turnout to kick off a wonderful season at Summit Village.

Your Board continues to work hard on providing a good property environment and a superior Beach Club facility for the enjoyment of all property owners.

I would like to thank all the Board members and committee members that have dedicated their time to making Summit Village an enjoyable place to live and have fun. Architecture

The cornerstone for maintaining the desirability of the area is contained in our Covenants and Restrictions and/or of the Master Deed for the Condominiums. Plan approval by the Architectural Committee is required for new construction, landscaping, site development and changes to the exterior of existing dwellings, such as - garages, fencing, swimming pools, and removal of trees. Our housekeeping guidelines outline topics such as: yard maintenance, firewood storage, brush removal and storage of our summer and winter equipment. (refer to sections 1-B, 1-C and 1-D in your Owners Manual)

With the construction season arriving we would like everyone proposing a new dwelling or modifications to an existing one to review the Architectural Control Guidelines and the Covenants and Restrictions applicable to their location. Plans together with the Plan Approval Data Sheet should be submitted to the Committee in advance of planned construction to allow sufficient time for review and approval.

Beach Club

Warmer weather is right around the corner and that means it won’t be long before we’re back to enjoying our Beach Club! The Summit Village Beach Club is a private club and its use is restricted to Summit Village Association members, their immediate guests (those staying in their homes or directly accompanying the member) and Summit Lodge guests with a pass. As our facilities continue to become more appealing, the unauthorized use and abuse becomes more of an issue. The ID card system was created to remedy this, and you are required to show your ID card to the attendant for entrance. Additionally, you must sign in legibly every visit, and list your property number (Subdivision name and Lot#) on the sign-in sheet. Please understand these are necessary procedures that preserve the private atmosphere that we all enjoy.

The Beach Club pavilion or clubhouse can be reserved by owners for private parties of up to 80 people. There is no usage fee to the owner, and it is a great setting for reunions and barbecues. Prior to Memorial Day, you can send your reservation requests to Summit Village Association, Beach Club Chairperson, P. O. Box 46, Bellaire, MI 49615. After Memorial Day you can make reservations by calling the Beach Club at (231)533-9908.

Our five day buoys can be rented by property owners for their own use at a price of $12 per day for up to seven consecutive days, and up to two weekends in a thirty day period. Up until Memorial Day, you can send your reservation requests to P. O. Box address listed above. After Memorial Day you can contact the Beach Club staff at the number listed above. We require full payment at least 14 days prior to your scheduled arrival to keep the reservation. We also require a copy of the boat registration to verify that it matches the property ownership. Mail checks to: Summit Village Association, Buoy Rental, P. O. Box 46, Bellaire, MI 49615.

Only one boat slip turned over this past year, and our waiting list still has 60 names. With only 20 boat slips, and considering the current rates of move-ment, we imagine that it could be 15 to 20 years for people at the bottom of the list to be offered a space. However, if you are an owner in good standing, and would like to be added to the list, please send a dated, written request with all of your contact information to our P. O. Box address listed above, ATT: Beach Club Chairperson.

Small, non-motorized boats can be kept near the south boundary of the property. This is a great spot for keeping your canoe, kayak or sunfish accessible. Please provide your pertinent information to the attendant, and remember to remove the vessel by September 30th.

We are always looking for conscientious workers for the summer season at the Beach Club. If you, or someone you know, would like to learn more about the opportunity, please send a letter of interest including your name, address, and phone number to: Summit Village Association, Beach Club Summer Employment, P. O. Box 46, Bellaire, MI 49615. We will begin interviewing for positions shortly.

We look forward to seeing as many of you as possible at the annual Saturday, May 24th cleanup/picnic. Cleanup begins at 9:00 AM. Please bring your garden tools, wheelbarrows, gloves, etc. Hot dogs will be served for lunch, and there will be a Chicken BBQ in the evening. While we always have a good hard-working crew that gets things in great shape for summer, we also have a good time eating and drinking together. Come & enjoy socializing with neighbors!

Communication Services

If you are a new property owner, welcome to Summit Village. If you haven’t already received a Summit Village Association Owner’s Manual and Directory please let me know. There is valuable information in this book that will explain any questions you may have regarding our rules and regulations.

You can also send any questions you may have through our web site, http://www.svashantycreek. com and we will refer them to the proper chairperson for handling.

It is important that you keep your address changes up to date with the Summit Village Association. Please notify us of any changes as soon as they occur.

Long Range Planning

In 2002, in order to formulate a priority list of improvements within Summit Village for the next 3-5 years, the Board created a planning survey which was mailed to each property owner. Based upon the returns, 4 responses were selected for further investigation. Of these 4, only the creation of a SVA website and walking trail at the Beach Club were implemented.

The 5 year planning cycle is now over and it is time to prioritize improvements for the next 5 years. This is especially true due to the nature of America’s and community economic outlook, called TET (Tough Economic Times), by some pundits.

The Board will be looking for new ideas for improving life within Summit Village whose cost/benefits can be justified within current financial monies.

Although the survey will not be sent until later this year, you do not have to wait to express any old/new ideas or suggestions that you may have to the committee. You can send them to me at P. O. Box 46, Bellaire or e-mail me at edhagmaier@charter.net .

Finance

We finished fiscal year 2007 (September 30th) with a balance of $96,935.00. For the seventh straight year, we have had no increase in dues.

We have liens on fourteen (14) properties, which is almost double our normal amount. This year, we will be placing liens on any past due accounts on April 30, 2008. There is a one hundred fifty dollar ($150.00) fee for placing a lien and we will also be adding a 10% service charge to the balance of the account.

Beach Club privileges will be revoked and names will be posted at the Beach Club on June 1, 2008, on any past due owners.

We thank those who have paid their dues for 2008 and are looking forward to a great summer at the resort.

Roads & Grounds

We had a continuous amount of snow this season resulting in leaving the security gates up to make it easier for our snowplow contractors.

We seem to have an ongoing problem with your individual snowplow contractors pushing your snow across the street from your driveways. There should be room on your property for this snow. Once again and for next year, please tell your contractors of this problem. The pushing of snow across the street is also causing the roadside to be dug up. The roadside will have to be repaired in the spring at a cost to all SVA property owners.

In 2008 we are planning on taking some trees down on Forest Trail. These trees are within two feet of the road and have been marked. The reason for removal are:

  1. As they grow larger there is a hazard to drivers and our snowplow contractor.
  2. The roots of the trees have started to break up the road.

This project will start this spring. There may be a temporary road closing to protect the workers. The Roads and Grounds Chairman will notify Forest Trail residents when the road is to be closed. In addition to the above, we are going to clean up various corners in Summit Village.

  1. Local phone number.
  2. Lot/condo number.
  3. How you want your name presented.

If you would like a remote to open the gates they are available for $35.00. Contact Gordon Pinger. We have been having a problem with some property owners calling our contractors. Please do not do this. I have instructed the contractors not to respond to your call. All complaints must come to me or in the event of my absence, to my committee members. This is the only way that we can monitor how our contractors are doing.

Social Events

Another season of great activities has been planned for the summer of 2008. Please see the enclosed calendar and use it for easy reference.

The summer will begin on May 24th with the Annual Memorial Day Beach Clean Up and free picnic returning in the evening for the “Kick Off to Summer Chicken Bar B.Q”. The chicken, place setting and ice will be provided. Please bring your own beverages and a dish to pass. All are welcome.

The Annual Golf Outing will be on Saturday, August 9th and has become one of our most popular events. This fun day includes breakfast, an 18 hole scramble, dinner and prizes. This is a wonderful opportunity to introduce your family and friends to our beautiful resort.

The Annual Meeting will be held on Saturday, September 13th and the Dinner Dance that evening will be a Three Village event. The theme will be Fanfare - A Celebration of the new Lakeview Hotel and Conference Center. Attire is dressy.

The Pine Brook Clubhouse is available for you to rent for parties and other occasions. The rental fee is $35.00 plus a refundable $100.00 fee. Call Fred Deweese at 533-4175. What a deal!

Community Events

UP THE CREEK & IN THE DRINK!

Don’t miss the two wine and cheese educational receptions that Grass River Natural Area, Three Lakes Association and Torch Lake Protection Alliance are hosting this summer.

On Wednesday, June 27 from 4:00-6:00 p.m. come to Craven Park in Bellaire for “Up the Creek...With a paddle and a plan for good stewardship.” The educational focus will be about managing land along our rivers, streams and creeks. A panel of experts from conservation organizations will share information about resources and services for property owners. Hors d’oeuvres and libations served alongside the beautiful Cedar River.

On Wednesday, August 22 from 4:00 to 6:00 p.m. it’s “In the Drink” at the Summit Village Beach Club. This is the fourth annual Chain of Lakes Water Report Card. Learn the results of the Lake Bellaire & Clam Lake Water Quality Monitoring Project and about other important efforts to safeguard our waters. Enjoy a wine and cheese reception and a pontoon cruise around the lake.
